November home median prices continue to rise year-over-year

Santa Paula’s real estate market continued to surge throughout the Thanksgiving season, with median prices gaining year-over-year, but November’s median price for a single-family dwelling did drop from October.

By Peggy KellySanta Paula TimesSanta Paula’s real estate market continued to surge throughout the Thanksgiving season, with median prices gaining year-over-year, but November’s median price for a single-family dwelling did drop from October.The median price for the 20 single-family homes sold in Santa Paula during November was $525,000, an increase of 16.7 percent year-over-year according to DataQuick Information Systems of La Jolla, which tracks real estate transactions throughout the state. Condominium sales took a slight dip from November 2004 – 0.2 percent – with the seven units sold in November having a median price of $323,000.Remaining strong was the price per square foot of single-family homes, an amount not including attached garages. The price per square foot based on November home sales was $422.Throughout Ventura County, 701 single-family homes sold at a median price of $645,000, a 20.4 percent increase year-over-year; 268 condominiums sold with a countywide median of $439,000, a 15.6 percent increase compared to November 2004. The price per square foot of single-family homes sold during November throughout Ventura County was $403.
In neighboring Fillmore, during November 11 single-family homes sold at a median price of $525,000, a 15.1 percent increase year-over-year. Although only three condominiums sold, the median price leaped 32.8 percent to $395,000. The price per square foot of single-family homes sold in Fillmore during November was $401,000.The median price leader in November was Moorpark, where 45 single-family homes sold at a median of $745,000, a whopping 31.7 percent increase year-over-year. Moorpark condominium sales were near the top of the median pack at $480,000, a 31.5 percent increase over November 2004. The price per square foot for a single-family home sold in November was $319.Oxnard’s 93035 Zip Code – beach country - saw the price of condominiums sold during November jumping a massive 87.3 percent year-over-year, with 10 units selling at a median of $665,000.Home sales are beginning to dip due to a combination of factors, including the historic holiday season slowdown and rising interest rates.
