Santa Paula’s real estate market has done it again, jumping a whopping 56.6 percent for the median price of a single-family home in April compared to one year ago.

By Peggy KellySanta Paula TimesSanta Paula’s real estate market has done it again, jumping a whopping 56.6 percent for the median price of a single-family home in April compared to one year ago.Prices are provided by Data-Quick Information Systems of La Jolla which tracts home sales by ZIP codes throughout California.In April the median price – meaning half the homes sold above the figure and half below – hit $395,000 for a single-family home over the April 2003 prices. In all, 23 single-family homes were sold in April.Santa Paula condominium sales were also up - by a healthy 36.9 percent - to a median price of $245,000 and nine units were sold.Also in April, Santa Paula boosted the single-family home price per square foot to $304, not including attached garages.In spite of Santa Paula’s impressive percentage increases year-over-year, Fillmore had the highest reported increase in median prices for April sales, 87.2 percent over April 2003.
The median price for a single-family Fillmore dwelling hit $431,000 among the 21 homes sold. Fillmore’s small condominium market did not have any sales in April but the median price is $257,000.Overall, Ventura County’s median single-family home price in April hit $520,000, a 36.1 percent increase over the previous year’s reporting period. Condos also shot up 32.1 percent to a median price of $358,000.The single-family home price per square foot in Ventura County was slightly higher than Santa Paula’s at $307.In all, 928 single-family homes and 401 condominiums sold during April in Ventura County.Median prices reflect market availability and can change month to month, but Santa Paula’s new surge in single-family home median prices during April ranked fourth in Ventura County behind Fillmore, Bell Canyon (72 percent median price increase to $1.29 million) and Newbury Park (57.5 percent to $706,000) for the April comparisons.
