Santa Paula: 2006 saw healthy increase in median price for homes

Santa Paula ended the year with a healthy median price for single-family homes - among the biggest year-over-year increase in the county - including a high price paid per square foot in 2006, according to a La Jolla based company that tracks real estate transactions statewide.

The price per square foot for single-family dwellings excluding attached garages was $433.Condominium sales were also notable last year: a total of 59 Santa Paula based units sold at a median price of $323,000, a 5.9 percent increase over 2005 sales figures.Only Piru and Westlake Village had increases larger than Santa Paula in the median price of single-family homes last year. Piru’s four single-family home sales price hit a 10.6 percent increase, with a median price of $498,000, and Westlake Village had a whopping 18.6 percent increase year-over-year with 137 single-family homes sold at a median price of $1.150 million.
In Ventura County, the median price for a single-family home was $638,000 - 7,106 units sold - a 4.1 percent increase year-over-year. County condominium sales - 2,530 units - hit a median of $432,000, a 4.3 percent increase over 2005. The average price per square foot for single-family homes sold throughout Ventura County last year was $393.Ojai had a interesting year: the median price of 219 single-family homes that were sold was $655,000, down 0.7 percent compared to 2005, but the median price of the 12 condominiums that changed hands shot up by 41.4 percent to $605,000.Other areas that saw a year-over-year decline were Somis, where 19 single-family homes sold for a median price of $1 million, a 2.8 percent decrease, and Ventura ZIP Code 93001, where 230 single-family homes sold at a median price of $580,000, a 6.3 percent dip.According to Realtor Ofelia de la Torre of Glen City Real Estate, part of Santa Paula’s median price increase could be the result of the local housing shortage. “We don’t have housing in Santa Paula, and what we have is a little cheaper,” said De la Torre. But, she added, the present year might tell a different story: “From all indications,” prices for area single-family homes have started to decline.
